Cipher Digital records first HPC lease revenue while bitcoin mining remains the majority
Results published November 2 show $5.85 million in HPC revenue out of $26.7 million for the third quarter. The company distinguishes delivered capacity from its large development pipeline.

First HPC revenue enters quarterly accounts
Cipher Digital published third-quarter results on November 2, 2026, recording its first high-performance computing, or HPC, lease revenue. The financial table shows $5.852 million from that activity and $20.849 million from bitcoin mining, totaling $26.701 million. Mining therefore remains the quarter’s main revenue component. The disclosure describes a business-model transition, not bitcoin-related activities already disappearing.
Total revenue was $71.707 million in the third quarter of 2025, then entirely classified as mining. HPC revenue’s arrival therefore does not establish year-over-year growth in total revenue. Cipher says initial rent is recognized following lease commencement at Black Pearl. It reports delivering first capacity there while expecting additional data halls to come online in phases through year-end.
Future contracted revenue differs from rent collected
The company reiterates a previously announced Barber Lake lease amendment, extending the total term to twenty years and contracted revenue to approximately $9.1 billion, including about $5.2 billion in additional rent. That is neither quarterly revenue nor money already collected. The release describes phased delivery aligned with the tenant’s computing deployment and says construction meets amended milestones. It does not name that AI lab in this announcement.
Cipher also mentions a conditional classification for one gigawatt at Colchis and other conditional classifications covering 1.6 gigawatts. These decisions must not be treated as already energized, operating sites. Gas pipeline development is intended to support up to 2.5 gigawatts of potential generation across several sites. The stated development pipeline is approximately 5.9 gigawatts, a collection of projects rather than fully operational power today.
Accounting results do not sum up operating performance
Unaudited quarterly accounts show an operating loss of $71.915 million and net income of $31.596 million. Items below operating income include a $127.180 million fair-value gain on warrant liabilities. Presenting net income alone as proof of established operating profitability would omit an important distinction. Net income and operating performance are not interchangeable measures.
Reported adjusted EBITDA is negative $9.963 million. This adjusted non-GAAP measure does not replace financial statements. Cipher also announces the acquisition of Horizon, a 70-megawatt Texas site expected to energize in 2029. Deliveries, newly recognized rents, and cost trends are the next verifiable developments. Conditional capacity, construction schedules, and cumulative future lease revenue must remain separate from operations completed in the quarter ended September 30.
